“Design project of the apartment has been developed at the end of 2011. After that we have been working on its realization avoiding bringing any changes into its original planning and design.
Owner of the apartment requested to create cozy openspace for herself and for hosting guests. Architects planned apartment using minimum doors or walls and at the same time suggesting effective solutions for all apartment zones which in this object included living room, kitchen, bedroom, master and guest bathrooms. This apartment does not have any halls. Even transit from bedroom to master bathroom leads through spacious wardrobe. Planning enabled all functional areas transform from one to another at the same time allowing privacy. When a guest stays in one area he only sees what is functionally justified.”

“Authors of the project tried to keep the most of air of the open space. For that they moved library shelves to a window wall keeping all others free from any objects.
Architects have not planned to create a classic loft. Moorings served as moulds, washstand made of stranded metal bars presented some feminine elegance into the interior.”

Through a thorough three-dimensional survey of the apartment and careful assessment of the means of escape, we were able to incorporate every nook and cranny and even part of the stairwell into the design.

By fully utilising the level changes and opportunities we could introduce spatial drama with substantial vertical sight lines. The en-suite bathroom to the master bedroom is organised over three levels by incorporating found spaces. A sunny terrace has a large glass wall that brings evening light deep into the apartment.

Some loft space has been sacrificed to create a double height space over the living room.

The centrepiece of the apartment is the feature staircase connecting the two levels. A modular, powder coated, white steel stair is suspended between the joists and connects to a low storage/sofa unit that runs along the front façade.

The bathroom incorporated several level changes, and by using large scale 100x300cm tiles, the impression is of one that is carved out of a single block of stone.

The original kitchen was tight, inefficient and north facing. By moving it into the common areas we could create a light, airy and spacious space that becomes the social heart and integrates with the rest of the apartment. A small fireplace is integrated into the kitchen worktop and the kitchen fronts are painted to match the colour of the fireplace.”

“Hayloft is not only a dwelling. It’s a cocktail of a restaurant, experimental kitchen, bar counter, exposition, showroom, DJ place and a friendly atmosphere both for kin and a great many friends.

Industrial Loft

Hayloft space was found as a derelict commercial and absolutely uninhabitable building. But its potential for creating a truly exciting loft was sufficient to initiate two-years reconstruction of those building and a section as a living apartment. After roof, facade and interior refurbishment, the arrangement of utility lines, terracing and gardening, the building took on a contemporary accommodation, with state-of-the-art heating technologies and energy-efficient solutions. Interior design was coordinated alongside with cavity design, the search of antiques and art objects. A few antiques became the icon for Hayloft and shaped a remarkable atmosphere.

An ironic welcome starts from a rusty door and a picture with Belka and Strelka, Soviet space dogs. Black ceramic handmade hallway walls link today with vanished traditions of the Etruscans or ancient civilizations in Ukraine. Disruptive “dancing” carved panelled woodwork visually softens industrial interior and hide the secret bedroom entrance.
The heart of the house is beating in a living-room with absorbing ceiling height and the fireplace.

Its space is formed by massive metal and glass dimensions of kitchen and bathroom, cable-stayed staircase rotating around the centre column and the bridge inviting to lobby and private zone with archaic gates as a stunning entrance.

Emerald green-tiled furnace reminds of the 17-18^th centuries’ Kyiv housing tradition. This is the visual centre with the kitchen zone and serves as the instrument for the cooking show. The latest technological appliances and traditional cooking in the furnace reanimate the family hearth culture, evoke delicious scents and bring us to a large dining table shared with your family.

The kitchen is an independent kingdom. “When you get into the restaurant industry for a long time, a cult of food is sure to get into your home. And if you design bars, as well as restaurants, it will slip into your interior once”. Whenever cocktails aren’t being shaken, the bar counter is hidden under a huge cutting wooden board.

A feeling of colonial interior is enhanced by four living room ceiling ventilators and the second stage brick wall, which reminds us of tropical countries, as well as became an ingenious element of nighttime lighting.

Ceiling lamp illuminant over the dining table is an Art object created by Oleg Volosovskyi. It consists of vintage carved hooks and massive stained-glass drops (long-standing blown furnace tradition of Western Ukraine).

Hayloft tells us a story about tradition and memory, the ability to preserve history and create legends. About a family and its values. About creativity and art objects as a life philosophy.  It is also a story of two reconstructions, an abandoned building and virtual memory of a few generations.”

A Loft That Creates Unique Synergies for the Perfect Work-Life Harmony designed by Elizabeth Roberts.

The Williamsburg loft is a 3,500 SF live / work space shared by a married couple–he is a chef and food writer and she is a sculptor. The couple found the large, industrial, ground floor space after years of searching for an industrial space to transform that would function as workspaces for both of their disciplines and as a comfortable home.

Approximately one half of the space is used as a sculpture studio, the other half is living space including a spacious chef’s kitchen for TV productions and events. Writing and other business related to cooking takes place in an office located off the kitchen for easy access to desk, files and computer while cooking.

Monumental, ten-foot by fifteen-foot sliding partitions function to open or close the work spaces from the living spaces creating a flexible balance between live and work.
